Real Estate Transaction Management

 Let us handle your transactions so you can focus on growing your business. Professional, reliable, and stress-free transaction coordination for busy real estate agents.

  • Create, Send for signatures and Process all disclosures for the file.
  • Send out documents to all parties of the transaction.
  • Review contract and disclosures for compliance with BRE and Broker guidelines.
  • Creates and Follow up on contractual deadlines.
  • Prepare contract addendum, extension of time addendum, request for repairs and response to request for repairs and any other forms requested by agent.
  • Communicate with clients at all times throughout the transaction and CC agent. (the agent will need to do all the negotiation throughout the transaction)
  • Track deposit, appraisal, loan progress, status of inspections and repairs, contractual timeframes, and items outstanding.
  • Works closely with escrow to ensure all reports including city reports have been ordered and received.
  • Order NHD Report, HW, Get CI signed by Broker.
  • Upload transaction to Brokerage for clear to close. 


  • Create and send Listing Agreement/BRE.
  • Listing- upload to MLS.
  • Provide Listing Services - (schedule staging, schedule pictures, schedule open houses, etc).
  • Review your listing agreements and purchase contracts for accuracy.
  • Open Escrow.
  • Create a transaction timeline to keep track of contingency dates & deadlines.
  • Communicate with the cooperative agent/TC, escrow & lender.
  • Order NHD Reports & home warranties.
  • Schedule any inspection needed (Home Inspection, Termite, Septic, etcetera).
  • Provide sellers with all disclosures & broker forms to complete.
  • Deliver disclosures to buyers for review, signature, and return.
  • Prepare contract addendum, extension of time addendum, request for repairs and response to request for repairs and any other forms requested by agent.
  • Communicate with clients at all times throughout the transaction and CC agent. (the agent will need to do all the negotiation throughout the transaction)
  • Provide updates on the progress of your escrow file on a regular basis.
  • Review contract, disclosures, and all paperwork for signatures and completeness.
  • Track deposit, appraisal, loan progress, status of inspections and repairs, contractual timeframes, and items outstanding.
  • Upload transaction to Brokerage for clear to close.

Please note, the following items you will need to provide fully executed when you hand out your file to me so we can get it uploaded to the system on time.


Contracts/Buyer-Seller

  • MLS- signed by the client
  • RPA- with all signatures, BRE#s and if countering, the counter box needs to be checked with the date of the SCO.
  • AC (if needed)
  • AMD's- fully executed
  • Counters- final counter needs to be acknowledged.
  • PRBS - fully executed
  • WFA - fully executed
  • AD-2 - fully executed
  • Pre-Approval
  • BIA - fully executed
  • FVAC, RCSD, COP, etc. (if needed)- fully executed

If its a LISTING, please provide the documents below:

  • MLS- signed by client
  • RLA - fully executed
  • SA - fully executed
  • PRBS - fully executed
  • WFA - fully executed
  • DIA - fully executed
  • AD-1 - fully executed


You will also need to provide:

  • Clients contact information
  • Escrow contact information
  • Lender contact information (Pre-Approval if you have it)

If you don't have all of these signed by all parties I can still accept the file, just note you might have a timeline by your brokerage to upload your file, if we don't get these items beforehand they might be late and out of compliance.

Please note you will be responsible for your AVID, All RR/RRRR items (negotiating repairs), and VP (Final Walk). I will make sure all other paperwork is completed.

** If my TC fee is going to be paid by your client, please make sure to add it to the Listing Agreement or RPA. This needs to be previously discussed with clients and will be provided to escrow asap.

Yes, we work with Investors. We can help with offer submissions, loan submission through a portal or directly with hard money lenders, TC/Project Management, Cash for Keys and vacancy checks.
